Value engineering figures achieved on this project include: -
slab concrete quantity reduced by 1,534 m3
core and shear walls steel quantity reduced by 764,054 kg from 1,773,092 kg to 1,009,038 kg
core and shear walls steel tonnage reduced from 110 kg/m3 to 65 kg/m3
mega columns steel quantity reduced by 953,693 kg from 1,262,960 kg to 309,266 kg
mega columns steel tonnage reduced from 440 kg/m3 to 110 kg/m3
reduction of embodied carbon CO2e from concrete of 552 tonnes and steel of 3,264 tonnes
estimated material savings of RM 415,714 (slabs), RM 3,088,504 (core and shear walls) & RM 4,291,622 (mega columns)
Often in our value engineering exercises, the factor of safety of the building is increased. This is because the building is only as strong as its “weakest link”. Thus in simple terms, the value engineering exercise increases the capacity of the “weakest link” and reduces the capacity of the “stronger links”. The graph of capacities with respect to demands are presented hereafter with respect to the storeys that the building carries.
